New guidelines issued for registering pre-RERA apartments in Odisha

Bhubaneswar, Feb 4: The Odisha government has introduced measures to streamline the registration process for apartments that were completed prior to the implementation of the Real Estate Regulatory Authority (RERA) in the state.

The Revenue & Disaster Management Department has enacted the Odisha Apartment (Ownership and Management) Act, 2023, to facilitate the sale and purchase of these properties.

In a recent directive, the department instructed the state’s Registering Officers to register apartments finished before RERA came into effect. This guidance aligns with a notification from the Housing & Urban Development (H&UD) department issued on February 1, 2025.

Registering Officers have been advised not to refuse registration based on the provisions of the OAOM Act for apartments completed before RERA's commencement date of February 25, 2017. This new legislation, which took effect on June 28, 2023, aims to address the challenges faced by the public in the real estate market.

The H&UD department emphasized that registration authorities must honor the registration of apartments completed before the implementation of RERA, thus ensuring a smoother process for property transactions.
